Description of the Country Home
There are ±2300 deeded acres of which ±1900 acres are water righted for cropland development. To date, ±1200 acres are planted in alfalfa and small grains. An additional 400 acres has been brushed, leveled to some extent and fenced, and is ready for crop development.

All irrigation wells and most of the underground water mainline are in place. Each irrigation well is drilled to a different depth, most with bowls and pumps set at ±200 feet, with pumping at ±125 feet. All electric motors are sized with horsepower rating tailored to each individual pivot size and the lift of irrigation water. Irrigation water pumping costs are approximately ±$.0824 kilowatt hour. Water quality is good and aquifer quantities appear to be stable.

Crops - Alfalfa and other forage crops are the primary crops grown in Reese River Valley. Five tons of baled alfalfa hay per acre annually is achievable with proper rotations, good husbandry practices, and proper management. Elevation at the farm is a little under 6,000 feet. The growing season averages ± 110 days annually.

Soils on the farm consist primarily of silty loam with strata of fine sand and gravel. There are no signs of alkali concentrations present. The soils are medium to light textured and suitable for cultivation. Permeability is moderate. The farm location and soils do not qualify as wetlands. This property is classified Flood Zone "C" (minimal flooding) by FEMA.

Zoning is A3, general agriculture. Minimum parcel size is 10 acres. Property taxes are assessed in agricultural deferment and current annual taxes are approximately $4,324.00.
